Facilities Supervisor

General Summary of Duties: The Facilities Supervisor is a first-line working leadership position responsible for the efficient and effective performance of a staff of employees engaged in custodial, grounds, and building maintenance. The Facilities Supervisor applies an in-depth knowledge of building maintenance and operations program management.

Supervisory Responsibilities: Facilities Technicians, Maintenance Workers, Facilities Mechanics

Major Responsibilities/Tasks:
  • Responsible for the maintenance and life-safety systems of all the buildings that KMHS owns, including commercial property and individual and apartment housing. Prioritizes and facilitates timely response to work requests that identify critical issues across all locations and manage routine maintenance and upkeep.
  • Plans, organize controls, integrates, and evaluates the activities and operations related to the maintenance and repair of office buildings and the various features such as HVAC, plumbing, electrical, painting, and landscape.
  • Coordinates the organization, staffing, and operation activities for assigned maintenance and operations programs; directs, coordinates, and reviews the work plan for assigned maintenance and operations services and activities; assigns work activities and projects; monitors workflow; reviews and evaluates work products, methods, and procedures; meets with staff to identify and resolve problems.
  • Participates in developing and implementing goals, objectives, and priorities; recommends and participates in implementing resulting policies and procedures; monitors work activities to ensure compliance with established policies and procedures.
  • Supervises and participates in investigating, troubleshooting, repairing, and maintaining buildings and equipment.
  • Organizes, schedules, supervises, and may also perform a variety of professional/technical equipment installation; monitors the start-up of new installations reporting findings to the Director of Facilities.
  • Directly manage and supervise the facilities technicians. Provide 24-hour emergency maintenance coverage for all properties. Schedule personnel for required agency training and other technical training as needed.
  • Implements an annual work plan for facilities maintenance. Meets with staff to identify and resolve problems. As needed, directs and performs work with other facilities staff to ensure work is completed appropriately. Reviews facility department work by performing inspections of work completed.
  • Maintain all facilities to the current state, local and federal guidelines. Ensures that work methods comply with established health and safety regulations. Inspects facilities for compliance with codes, regulations, and accessibility requirements. Coordinate with clinical employees for fire inspections and ensure that all necessary changes and repairs are made in a timely manner.
  • Supervise and coordinate special facility remodels. Perform the related quality control of modifications and supervision of contracted parties hired for the completion of the tasks.
  • Recruit, hire and develop qualified staff. Establishes standards of performance for facility maintenance personnel. Work with employees to enhance their skills and abilities, including on-the-job training and work performance review.
  • Identifies opportunities for improving service delivery methods and procedures. Reviews and evaluates new products, procedures, and equipment.
  • Implements quality control and repair and preventative maintenance programs.
  • Maintains up-to-date knowledge of trends and innovations in the fields of building maintenance, energy management, and repair and remodeling.
  • May perform any and all functions of the Facility Technicians and Facility Maintenance Worker.

Qualifications

Minimum Qualifications:

EDUCATION: High School Diploma or GED

EXPERIENCE: Specialist (minimum 5 years of job-related experience)

Maintenance and remodel of buildings, grounds and equipment.

Possess and maintain a valid driver's license with an acceptable motor vehicle report and reliable, insured transportation

Preferred Qualifications:

Expert (established expert, 7+ years of experience)

Vocational training in refrigeration and mechanical equipment.

CERTIFICATION: Certification in AC/Refrigeration, Boiler and mechanical engineering
